This property is a 36,203 SF office/showroom/warehouse building located in a preeminent location within the Sussex Industrial Park. The building was originally constructed in 1985, with an addition in 1997. The property is situated on a 2.8 acre site in Sussex, which is one of the fastest growing areas within the metro Milwaukee area. The site contains 545 feet of high visibility frontage along State Highway 74 (Main Street) and 328 feet of frontage along Village Drive.

Eastgate Business Center

Eastgate Business Center sits on a 20 acre site in the City of Brookfield on West Lisbon Road adjacent to the City of Wauwatosa and the Village of Butler. The 20 acre development borders a navigable stream, and a five acre detention basin developed as a cooperative flood control project between the Cities of Brookfield, Wauwatosa, and the Village of Butler. Wangard coordinated closely with municipal officials to deliver a high quality development while satisfying flood control goals for this area.

Eastgate is a high end multiple-building, flex-tech complex, featuring quality architecture, landscaping, and signage. Phase I and II are 68,000 SF and 52,000 SF, respectively. The project leased rapidly in a difficult economy and is home to a wide variety of high tech and service firms.

US Chemical Building

US Chemical Building

The new 152,000 SF warehouse houses a key distribution facility for U.S. Chemical, a division of JohnsonDiversey. U.S. Chemical is the nation’s leading supplier of commercial cleaning solutions. In a very short time frame, Wangard worked closely with U.S. Chemical and JohnsonDiversey to provide a solution to their distribution needs. It required an extremely tight four-month design, construction, and delivery schedule to meet the tenant’s needs. Wangard worked closely with the city of Watertown to fast track the approval and permit process to start construction. With a need to be operational in a new facility before the end of the year, U.S. Chemical was evaluating its options, including utilization of existing buildings within a radius from Watertown. Wangard’s commitment in June to deliver the building by mid-October was the deciding factor. Despite spring and early summer heavy rains and severe flooding, Wangard and their contractor were able to make adjustments to keep construction on track for an on-time delivery. Construction started in July 2008. The building was completed in 106 days and delivered to U.S. Chemical October 15, 2008.
