Oconomowoc, WI – Apartments

Located at the southwest corner of CTH P and CTH Z in the City of Oconomowoc, the property is 35 acres. The site sits between two major arterials, Highway P and Highway 67. It is located within minutes of downtown Oconomowoc and 30 minutes from Milwaukee.

Over a decade ago Wangard undertook a wetland mitigation project at this site. Working with the Wisconsin Department of Natural Resources (WDNR), brown sedimented soil along Rosenow Creek was removed, wetland soil was re-seeded, and a protective prairie buffer was planted around the wetland. A total of 0.8 acre of improved wetland was created to replace the half-acre of low-quality wetland that was filled. Projects that create new or improve existing wetlands enhance water quality, reduce soil erosion, promote biodiversity, and improve wildlife habitat.

Ten years later Wangard moved forward with developing the site into the 226 unit apartment buildings, The Preserve at Prairie Creek.

This property is located on the southwest corner of Country Highways P and Z in the city of Oconomowoc. The site has a total land area of 18.7 acres and was appraised as fully functional, with easy access and visibility, and level topography with no drainage issue. In 2004, Wangard developed 65,000 of SF net rentable retail center, Prairie Creek Shoppes.

On this property, the ownership group created a large wetland in place of an existing smaller wetland. The creation of this wetland was the first such project of this type to emerge from a newly enacted Wisconsin State Law regarding wetland development; the new law provides for replacing every acre of wetlands that is “filled” with 1.5 acres of new wetlands. This project created new wetlands and restored a previously impacted wetland in conjunction with protecting an existing trout stream on the property, significantly enhancing the natural habitat on the site.
