Avenir Apartments

Avenir is a mixed-use development, which includes three phases in downtown Milwaukee.

Phase 1 of Avenir is comprised of 127,951 sq. ft. and 104 market-rate apartment units with 7,045 sq. ft. of ground level retail space. It was developed as a five-story building along Jefferson and a four story building along Lyon. Parking for the residents is located within the building at its two lowest levels. A two-level parking structure will accommodate the public and retail users and is planned to be on the southwest side of the building with access from Lyon for the lower level and access from Jefferson for the upper level.

Phase 2 is a 82 unit apartment building located on Milwaukee Street and is attached to the Phase 1 building. It is located along Milwaukee and will be a five story building similar in design to Phase 1. The primary access is planned to be on Milwaukee Street.

Avenir Apartments is the only development in the State of Wisconsin to earn dual sustainability certifications including ENERGY STAR (96 out of 100) and GREEN GLOBES (80% = three Green Globes).

THE REEF

The Reef

Wangard Partners has completed Phase I of The Reef Apartments and is underway with the remaining phases of this stunning development. The development will include 180 apartment units in Wauwatosa, a top ten fastest growing city in Wisconsin. The heart of the site will contain four 18-unit buildings with attached garages, while two, four-story buildings wrap the outer edges of the site. The apartments offer studios and one, two and three-bedroom units. The development also features a clubhouse, a dog park, additional parking in detached garages.

The property is located in the City of Wauwatosa, and within walking distance of grocery stores and shops. The site is adjacent to the historic Schoonmaker Reef and allows public access and parking for visitors to access this natural and historic landmark. The City of Wauwatosa has provided a $3.2M incentive package for the development of this site.

All buildings will be constructed with wood framing to create an urban appeal with contemporary aesthetics and clean architecture. Over 50% of the site will remain green space and 40% of all units will have direct entrances in order to create a private/walkable neighborhood with access to some of Wauwatosa’s key destinations.

The apartments are expected to draw from major employers in the area, as Wauwatosa is a vital economic hub of Southeastern Wisconsin. It is home to the Milwaukee Regional Medical Center (MRMC), a consortium of six health care institutions forming Wisconsin’s largest academic health center. Collectively, these organizations serve more than a million clients/patients, employ more than 15,000 people and have an annual economic impact in excess of $2.5 billion per year. Other major economic players in the area include GE Healthcare World Headquarters and the New Milwaukee County Research Park.

Brady and Water

Brady and Water

This location is one of the most desirable sites in Milwaukee right on the Milwaukee River.

The proposed development will be a vibrant hub to the Brady and Water Street neighborhood and Phase I will consist of approximately 94 units (use-mix being finalized yet) and 4,700 SF of retail space. The project sits at the convergence of two showcase urban corridors – North Water Street and East Brady Street. The concept behind the The Park at 1824, a luxury student housing project, is to serve the housing needs of the growing Milwaukee student population by providing fully-furnished units individually leased by the bedroom, in a modern building with an abundance of convenient amenities. The project is located just four blocks from the University of Wisconsin-Milwaukee, which had an enrollment of 27,066 students (2012-13). The Park at 1824 is located on the UWM van transit route, which is free to all UWM students. Amenities include high-speed wireless and wired Internet, cable with DVR and high-end finishes including stainless steel appliances. Building amenities include a large laundry facility, fitness center with state-of-the-art exercise equipment, lounge/study area and a game room including Wi-Fi access throughout the common areas. It is also fully furnished and pet-friendly with many details catering to students’ needs. The enclosed underground heated parking garage offers one parking stall for every unit. This project was completed in July 2009.

The Preserve at Prairie Creek Phase I and II is a 35 acre property developed to accommodate 228 luxury multi-family apartment units. Phase I was completed in Fall of 2012 and Phase II was completed in Fall of 2013.

1910 On Water

1910 On Water

1910 on Water sits on a 0.52 acre parcel of land situated at the intersection of N. Astor Street and N. Water Street and includes 68 new apartments blended into a half-acre hillside located in a historic urban Milwaukee neighborhood. The new structure, designed to meet the needs of its Millennial generation target market, has smaller units, but features an urban location with convenient connections to a variety of amenities and commanding views of the surrounding area.

The main entry to the building and the parking entrance are located on Water Street. The primary building entry, community room, leasing/management office and fitness center are located on the ground floor and feature large areas of glass. The upper street has a more resident-oriented point of entry that allows a quiet connection to the residential neighborhood. The upper four levels, which are visible from all four sides of the property, are “U”-shaped with a courtyard that faces south. The courtyard is designed with an accessible green roof.

The modern structure enhances the sense of community in this increasingly revitalized urban neighborhood on the edge of downtown Milwaukee.
