Wangard Partners Inc., completed a new mixed-use development in the Fifth Ward/Walker’s Point neighborhood. Freshwater Plaza includes:

  • A 46,280 SF Cermak Fresh Market
  • Four-story mixed-use building – 16,645 SF retail and three floors of apartments (76-units)
  • Future 45,600 SF retail building with 80-units and parking
  • Sherwin Williams on north outlot and a future user on the south outlot

Formerly the location of an industrial foundry, Freshwater Plaza is adjacent to the inner harbor, located between Rockwell International and the rail corridor. The redevelopment is a neighbor to the UWM School of Freshwater Sciences. Freshwater Plaza is a catalyst for the neighborhood. Cermak Fresh Market provides high quality shopping and local flair in a food desert. Wangard worked with numerous Federal, State and local authorizes having jurisdiction including the Inner Harbor District, Walker’s Point Association and the Wisconsin Hispanic Chamber of Commerce to make this redevelopment possible. The redevelopment allowed for the clean-up of a brownfield site.

The pet-friendly Freshwater Apartments are designed to offer luxury apartment homes within a lively commercial district known for its harbor views, industry and culture. The building has an urban appeal with contemporary aesthetics.

Associated Bank Branch

Associated Bank Branch – SOLD!

The building is a former M&I Bank Branch that sat vacant for three years. It has been substantially remodeled and was the first new prototype for Associated Bank expansion program.

The property is located along the west side of Summit Avenue, north of Commerce Street in Oconomowoc, WI, near the future Past Farms shopping center development. Furthermore, Oconomowoc is one of the fastest growing cities in Metro-Milwaukee area.

There were many recent tenant improvements including a full roof replacement, parking lot seal & stripe, brick repairs, and a complete interior remodel to the bank’s new prototype specifications.

PNC Branch

PNC Branch – SOLD

This project entailed the acquisition of a former Westbury Bank branch and substantial rehabilitation. This renovated 2-story building consists of PNC Bank on the first floor, and OnMilwaukee.com occupying the second floor. Located in the heart of Milwaukee’s popular “Eastside” neighborhood, PNC is surrounded by student housing, restaurants and retail. PNC Bank chose this location to strategically position the bank in close proximity to college students and young professionals.

Downer Garage

Downer Garage – SOLD

The “Downer Garage” sat vacant for over six years. Wangard converted the 6,500 SF vacant building to a multi-tenant retail property with a complete renovation of both the interior and exterior of the building over several months. It is currently home to three vibrant businesses in the East North Avenue Corridor and attracts clients from the Eastide.

Previously, the Downer Garage property was a local landmark that over time became a local eyesore. At one time a raze order was recorded against the property. As active developers and investors on the east side Wangard saw this as a great opportunity to help revitalize a rundown property and create a community gathering spot in a thriving area.

Prairie Creek Shoppes

Prairie Creek Shoppes

Prairie Creek Shoppes, located at the intersection of Highway P and Highway Z, is a 102,000 SF, multi-tenant, neighborhood retail development anchored by a 50,000 square foot Piggly Wiggly grocery store. Opened in October 2004, the center brings a much needed retail presence to the northern side of Oconomowoc and the expanding residential community in the surrounding Lake Country area. Other tenants at Prairie Creek Shoppes include a Cost Cutters hair salon, a One Hour Martinizing drycleaners, a Chinese restaurant, a nail salon and a specialty gift store. Adjacent to the center, Wangard has developed multi-family housing, The Preserve at Prairie Creek. In conjunction with this retail development, and on the same property, the ownership group created a large wetland in place of an existing smaller wetland. The creation of this wetland was the first such project of this type to emerge from a newly enacted Wisconsin State Law regarding wetland development; the new law provides for replacing every acre of wetlands that is “filled” with 1.5 acres of new wetlands. This project created new wetlands and restored a previously impacted wetland in conjunction with protecting an existing trout stream on the property, significantly enhancing the natural habitat on the site.
