Wangard Partners to Break Ground on 122,000 SF West Allis Industrial Development

Wangard Partners, Inc. (WPI) is set to break ground on the former Yellow Freight Trucking site on Tuesday, October 14th, 2014 from11:30am – 1:30pm. The groundbreaking will take place at 11406 and 11528 West Rogers Street | West Allis, WI 53227 and Mayor Dan Devine of West Allis as well as Wisconsin General Manager, Brian Dombrowicki of Ferguson Enterprises will join the ceremonial “dig” with members of the Wangard Partners Development team.THE DETAILS:Wangard is embarking on another brownfield development to be revitalized, which will utilize New Market Tax Credits as well as TIF monies in order to clean-up and redevelop the site. Last month, Wangard announced that Ferguson Enterprises, the largest distributor of residential and commercial plumbing supplies and pipe, valves and fittings (PVF) in the country, will locate a new office and warehouse within the development.Ferguson’s building will consist of 72,000 sq. ft. of space and will be located to the east of the smaller building off of West Rogers Street. “West Allis has been a great home for our Milwaukee operations for the past 10 years. We look forward to expanding our business in a new location that is already extremely familiar to our associates and customers,” stated Brian Dombrowicki, Ferguson General Manager.“Ferguson choose the location because it is across the street from our current branch that has been successful for many years. As well, we like that it’s near the interstate systems heading north to south and east to west so we can get product to our customers quickly,” commented Andrew Joseph, Ferguson Real Estate Development Manager.The smaller building will consist of 50,000 sq. ft. and is currently available for lease. This location has the BEST access to the three main interchange arteries within the state. The HWY 100 entry and exit ramps to I94 East and West, are set to open this November according to the DOT. Additionally, the HWY 45 (north and south bound)/I94 Zoo Interchange is the busiest in the state, which allows for quick accessibility and a large traffic volume to the site. This area is also home to numerous distributors, manufacturers and building supply companies. Many of whom are interested in the smaller building.  Since the location provides phenomenal access to SE Wisconsin it is the perfect place for an industrial “cluster”.In partnership with The City of West Allis and First Ring Industrial Redevelopment Enterprises, Inc. (FIRE), Wangard Partners structured contributions towards West Allis-based organizations as part of the New Market Tax Credit Program. Receiving organizations promote achievement, development and community foundation programs including the Little League of West Allis ($50,000) and West Allis Community Improvement Foundation, Inc. ($20,000).“We are excited to assist the City with the redevelopment of the former Yellow Freight trucking site. We believe that with Ferguson locating within the larger building on site, it will spur additional development of the area.
