Wangard Partners Closes Acquisition on and Announces National Tenant for Former Yellow Freight Development
Wangard Partners, Inc. (WPI) is underway on another brownfield development to be revitalized; this time in West Allis on the former Yellow Freight trucking site at the corner of Rogers and 116th Streets. The development will utilize New Market Tax Credits as well as TIF monies in order to clean-up and redevelop the site. Wangard has also sealed a lease deal with a national distributor that will locate a new office, showroom and warehouse within the development.THE DETAILS:Wangard has closed acquisition for the site and is now planning a groundbreaking for two new buildings on the 9.6-acre site located at 11406 and 11528 West Rogers Street.The development abuts Greenfield Park and West Allis Cross Town Connect Recreation Trail and is within three miles of three main interstate arteries within Metro Milwaukee.The larger building will consist of 72,000 sq. ft. of space and will be located to the east of the smaller building off of West Rogers Street. As the largest distributor of residential and commercial plumbing supplies and pipe, valves and fittings (PVF) in the country, Ferguson Enterprises (Ferguson) will lease the building for a new office and warehouse space. This location will complement Ferguson’s more than 1,350 branches and 19,000 employees throughout the country, while focusing specifically on serving customers in the SE Wisconsin region.The smaller building will consist of 50,000 sq. ft. and further details are forth coming. This area is home to numerous distributors, manufacturers and building supply companies. Many of whom are interested in the smaller building. Since the location provides phenomenal access to SE Wisconsin it is the perfect place for an industrial “cluster”.“Wangard seeks development opportunities that inspire the creation of better communities.
