Closing 30 to 60 days from signed purchase and sale agreement
Security deposit, personal guarantee and/or corporate guaranty based on credit underwriting.
Targeted Asset Class
Industrial or office.
Initial Base Rent
Based on set percentage of the desired purchase price. Will be dependent upon the other factors above including length of lease, credit, location, construction type, condition of asset, and flexibility of that real estate.
Annual Base Rent Escalations
2.5% to 3.5%
